RENTAL AGREEMENT
This Rent Agreement is made and executed on this 20/03/2026 at _________.
BETWEEN
__________________, S/o/W/o/D/o __________________, residing at ______________________________________________________ (hereinafter referred to as the "LANDLORD/OWNER", which expression shall include his/her heirs, legal representatives, successors, and assigns) of the ONE PART;
AND
__________________, S/o/W/o/D/o __________________, permanently residing at ______________________________________________________ (hereinafter referred to as the "TENANT", which expression shall include his/her heirs, legal representatives, successors, and assigns) of the OTHER PART.
WHEREAS the Landlord is the absolute and lawful owner of the residential property bearing the address:
____________________________________________________________________ (hereinafter referred to as the "Scheduled Premises").
AND WHEREAS the Tenant has requested the Landlord to let out the Scheduled Premises on rent for residential purposes only, and the Landlord has agreed to let out the same to the Tenant on the following terms and conditions:
NOW THIS AGREEMENT WITNESSETH AS UNDER:
- DURATION: That the tenancy shall be for a period of 11 months commencing from 20/03/2026. Upon the expiry of this period, the tenancy can be universally renewed on mutually agreed terms.
- RENT: That the monthly rent payable by the Tenant to the Landlord shall be Rs. ______/-. The rent shall be paid on or before the 5th day of every English calendar month.
- SECURITY DEPOSIT: That the Tenant has paid an interest-free security deposit of Rs. ______/- to the Landlord at the time of execution of this agreement. This deposit shall be refundable to the Tenant at the time of vacating the premises, after deducting any arrears of rent or damages to the property.
- NOTICE PERIOD: Either party can terminate this agreement by giving 1 month(s) written notice to the other party.
- LOCK-IN PERIOD: There is a lock-in period of 6 months wherein neither party can terminate this agreement. If the Tenant vacates earlier, the rent for the remainder of the lock-in period will be adjusted against the security deposit.
- UTILITIES & MAINTENANCE: The Tenant shall pay the electricity and water bills pertaining to the Scheduled Premises directly to the concerned authorities. Routine minor maintenance shall be the Tenant's responsibility.
- SUB-LETTING: The Tenant shall not sublet, assign, or part with the possession of the Scheduled Premises or any part thereof to anyone else under any circumstances.
- PURPOSE OF USE: The premises shall be used for residential purposes only and should not be used for any commercial or illegal activities.
- FITTINGS & FIXTURES: The Tenant has verified the condition of the fittings and fixtures (Electrical fittings, tube lights, ceiling fans, and sanitary fittings.) and received them in good working condition. The Tenant shall hand them back in the same condition subject to normal wear and tear.
